## 1. AGREEMENT TO TERMS
By booking, accessing, or staying at the property, Guest agrees to be legally bound by this Agreement. The Primary Guest is responsible for all members of their party.

## 2. OCCUPANCY & PROPERTY USE
* Only registered guests are permitted on the property.
* Maximum occupancy must not be exceeded.
* No parties, events, or unauthorized gatherings unless explicitly approved.
* Quiet hours and neighborhood respect must be observed.

## 3. CHILD SUPERVISION REQUIREMENT (REQUIRED INITIALS)
* All children (under 18) must be supervised by a responsible adult at ALL TIMES while on the property. _____
* Guest assumes full responsibility for safety, behavior, and supervision of all minors. _____

## 4. HOT TUB / SPA LIABILITY WAIVER (REQUIRED INITIALS)
**WARNING:** Use of the hot tub involves inherent risks including injury, drowning, slips, falls, or health complications.
Guest agrees:
* I understand and accept all risks associated with hot tub use. _____
* I accept full responsibility for myself and all guests using the hot tub. _____
* No children will use the hot tub without direct adult supervision. _____
* I will ensure safe and responsible use at all times. _____
* I will not use the hot tub under the influence of drugs or excessive alcohol. _____
* I release and hold harmless the Owner/Host from all liability related to hot tub use. _____

## 5. ASSUMPTION OF RISK
Guest acknowledges that risks exist throughout the property, including but not limited to:
* Slippery surfaces
* Stairs, decks, and outdoor areas
* Hot tub use
* Weather conditions and natural surroundings
Guest voluntarily assumes all risks associated with their stay.

## 6. PRE-TRAVEL INSURANCE OPTION (REQUIRED INITIALS)
* I understand I am fully financially responsible for any damage or loss during my stay. _____
* I acknowledge the Host does NOT provide insurance coverage. _____
* I understand I may purchase travel insurance or vacation rental damage protection prior to my stay. _____
* I agree that failure to obtain insurance does not reduce my financial responsibility. _____

## 7. STRICT PROPERTY DAMAGE RESPONSIBILITY (REQUIRED INITIALS)
Guest agrees:
* I am fully financially responsible for ANY and ALL damage caused by me, my guests, or any member of my party. _____
This includes:
* Structural damage
* Furniture, appliances, décor
* Hot tub misuse or damage
* Stains, spills, burns, smoke damage
* Damage caused by children, pets, or negligence
* The Host has sole discretion to determine damage, repair needs, and costs. _____
* I agree to pay all associated costs including repairs, replacements, and loss of income from downtime. _____

## 8. LINENS, TOWELS & MISSING ITEM FEES (REQUIRED INITIALS)
Guest agrees to the following fixed charges for **damaged, excessively soiled, OR missing items**:
* Towels (bath, hand, washcloth): **$25 per item** _____
* Sheet sets (any size): **$95 per set** _____
* Comforter/duvet: **$225 per item** _____
“Damaged” includes stains, burns, odors, bleach, or bodily fluids.
“Missing” includes any item not found after checkout for any reason.
* All linens and towels are inventoried before and after each stay. _____
* Charges will be applied automatically upon inspection without further approval. _____

## 9. CHARGE AUTHORIZATION
Guest authorizes Host to charge the payment method on file for:
* Property damage
* Missing or damaged items
* Excessive cleaning
* Hot tub misuse or damage
* Loss of rental income due to downtime
* Administrative and collection fees
This authorization remains valid after checkout. _____

## 10. LIABILITY WAIVER & RELEASE
Guest releases and holds harmless the Owner from all liability for:
* Injury or death
* Property loss or damage
* Hot tub-related incidents
* Acts of negligence by Guest or their party

## 11. INDEMNIFICATION
Guest agrees to defend, indemnify, and hold harmless the Owner from any claims, damages, or legal actions arising from their stay or actions of their party.

## 12. SECURITY & MONITORING
* Exterior security cameras and/or noise monitoring devices may be in use.
* No interior cameras are present.
* Tampering with devices will result in immediate termination of stay without refund.

## 13. PROHIBITED CONDUCT
* No parties or unauthorized guests
* No illegal activity
* No smoking unless explicitly permitted
Violations may result in immediate eviction without refund.

## 14. ENTRY BY OWNER
Owner may enter the property for emergencies, maintenance, or rule enforcement.

## 15. NO WARRANTIES
Property is provided “as-is.” No refunds will be issued for temporary outages of utilities or amenities.

## 16. GOVERNING LAW
This Agreement shall be governed by the laws of the State of **Oklahoma**.

## 17. SEVERABILITY
If any part of this Agreement is found unenforceable, the remainder shall remain in full effect.

## 18. ENTIRE AGREEMENT
This document represents the full agreement between Guest and Host.
